"My home has been on the market for awhile. If I take it off the market and relist it with a new MLS number, will the number of days on the market carry over from the old MLS listing?"
"Freshening up" an MLS (Multiple Listing Service) number by taking your home off of the market and then relisting it is a common tactic. The reasoning behind relisting is this: By removing your listing and then re-listing it, you’ll get a different MLS number and the number of days on the market will reset to zero. In other words, your home will appear to be a new listing and the stigma of a home languishing on the market will be removed. As to your question about whether or not the number of days on the market carries over to the new listing, the answer to that depends on how long your home is going to be off the market. Since each local MLS has different policies regarding how long a home has to be withdrawn before it’s considered a "new" listing, you may need to have your home off the market for one month, two months or even several months. Also, as a side note, relisting should be a last alternative. If your home hasn’t sold, you should revisit the basics of selling—staging, continual maintenance, aggressive marketing, etc.—and talk to your real estate agent before relisting.
